TENANT INTRODUCTION SERVICE
This service is suitable for practised landlords who wish to remain heavily involved in legal and compliance details as well as the day-to-day activities, such as rent collection, arrears and general maintenance. This service is only recommended for landlords who have the necessary knowledge of the Housing Act, the Gas, Electrical and Fire Regulations and who have the necessary experience to effectively manage their property.
What this service includes:
- Advising the likely rental income.
- Advertising and generally marketing the Property.
- Conducting viewings with prospective tenants.
- Applying for appropriate references including credit search, employer’s reference and previous landlord (where applicable).
- Preparing the Tenancy Agreement.
- Collecting one month’s rent in advance together with the security deposit (Security deposits must be registered with a Government approved scheme).
- Arranging for the utilities to be registered in the Tenant’s name for the duration of the Tenancy.
TENANT INTRODUCTION AND RENT PROCESSING
This service is suitable for practised landlords who wish to remain heavily involved in legal and compliance details as well as the day-to-day activities, such as rent collection, arrears and general maintenance. This service is available on the same basis as our Tenant Introduction Service, but our fees are paid as a percentage of rent collected rather than a single up-front payment.
In addition to the Introductory Service, the following services are included:
- Invoicing and receiving the monthly rent and paying net rent into the designated account by BACS.
- Chasing late or non-payment of rent and where necessary.
- Providing monthly statements by e-mail.
- Holding the deposit under the rules of The Dispute Service.
- Payment of rental income, minus our fees, directly into your designated bank account.

In addition to the Rent Processing Service, our Plus Service includes Rent and Legal Protection Insurance.

TENANT INTRODUCTION, RENT PROCESSING AND PROPERTY MANAGEMENT
We offer a comprehensive management service aimed at landlords who prefer not to have the inconvenience of dealing with day to day issues.
This service is strongly recommended for overseas landlords, clients that are new to lettings or landlords are who are too busy to deal with the day to day management.
In addition to the Introductory Service, the following services are included:
- Carrying out interim visits to check on the general condition of the property.
- Co-ordination of repair or maintenance including arranging for tradesmen to attend the property and obtaining estimates where necessary.
- Arranging a gas safety certificate to be carried out annually during the tenancy.
- Settling accounts, from rents received, on behalf of the Landlord for costs in managing the property
- Carrying out a full property inspection and inventory check at the end of the tenancy and dealing with matters relating to unfair wear and tear before arranging for the release of the tenant’s deposit.
- Serving all Notices where necessary under the Housing Act 1988.
- Negotiating the release of the deposit if an agreement cannot be reached directly between the Landlord and Tenant and referring any claims to an Independent Case Examiner.
